    We have the edge in effectively marketing your rental home online, 24 hours a day, seven days a week! We quickly advertise vacancies online, posting to our website, TARMLS, AHRN and through Keller Williams, our rental listings receive maximum market exposure and your rental home is fed to more than 350 online search engines and available on KW’s web network of more than 100,000 sites. Applicants can also apply right from their smartphones.

    Feedback – We let you know

    You will receive marketing and showing feedback and analysis on the rental market. We will inform you of how many showings you’ve had, what are prospective tenants are saying about your home, and is the home ready to be leased and to whom whether you prefer a phone call, text or an email. We listen and provide advice in a professional and helpful manner.

    Screening for the Best Tenants

    All tenant applicants must complete a detailed application that provides for landlord references or ownership information, employment, income and complete documentation for their credit and criminal background check. Streamlined, built in resident screening includes standard background and credit checks along with past rent payment history. Screens can be completed in minutes – enabling us to place the highest quality residents quickly.

    Our Tenant Lease Agreement

    Our lease agreement, resident handbook, addenda and forms are current and compliant with the current Arizona Landlord Tenant Act and other state laws designed protect your home, your rights and the tenant rights.

    Our Operating Property Management and Security Deposit Trust Accounts

    We maintain an operating property management trust account with a FDIC insured Arizona banking institution for the receipt and disbursement of tenant rent, management and other fees, repair invoices, owner cash contributions towards repair and reserves. We also maintain a separate security deposit account for holding tenant security deposits. Both accounts are reviewed regularly and reconciled monthly.
